home staging.

Today's housing market is extremely competitive. Buyers are more educated, have more resources to draw from and have the ability to pick and choose like never before. They insist on a home that not only offers value, but one that is functional, comfortable and stylish as well.

Staging showcases the best features your home has to offer while downplaying its shortcomings. Staging shows buyers how space should function and helps them envision how they would live in the space. Staging an empty home makes it more appealing to buyers and creates the illusion of more square footage by making rooms appear larger than they really are.

“...We got a contract in less than 12 days – and in the south loop that's a bit like magic!”

As a result, staging also gives sellers a competitive advantage in the marketplace. Studies show that on average staged homes sell 50% faster and for 6-10% more than non-staged homes.

Bice Redesign has been staging homes in Chicago for several years and we've developed a loyal following. We are competitively priced and we've earned a reputation for being on time, on budget and for getting results!

  • our staging has resulted in the rapid sale of properties that had previously spent weeks – sometimes months – on the market.
  • our staging has resulted in sellers getting prices that were higher than area comps.
  • and most recently, our staging has resulted in the sale of 3 condos in the over-saturated downtown condo market–and 2 of those were in the south loop!!

We work with homeowners, real estate agents and developers. With your input, we develop a staging plan that is uniquely tailored to the property and to the target buyer. Because of the uniqueness of each property, we offer several levels of staging services:

  • consultation – We perform a comprehensive evaluation of the interior and exterior of the property. We then develop an action plan that details opportunities for improvement in order to make the space more appealing to buyers. We provide you with a copy of this report and advise you on how to best accomplish the work on your own.
  • staging – Depending on your needs, we’ll complete some – or all – of the items detailed on the action plan. This could include selecting paint colors, rearranging existing furniture to make spaces flow better, shopping for new accessories, etc.
  • rental – We offer short term rental of furniture, artwork and accessories to make your home look complete.
  • model / vacant homes – We evaluate the property and develop a staging plan with your target buyer in mind. We will provide you with a free estimate of the proposed staging costs. After the proposal is approved, we implement our plan and stage your property to sell!

about steve bice.

After completing his degree in art history and advertising in Michigan several years ago, Steve has made his home in Chicago. He has found the diverse culture, art and architecture of Chicago to be a constant source of inspiration.
